  • How soon can I take occupancy?
    • Move-in dates are posted on our listings. As soon as you finalize paperwork and submit your deposit for a move-in-ready home, you’re ready to move in. Our onsite representative will support you through the move-in inspection and facilitate a hassle-free key exchange.

 

  • What are the costs I can expect prior to move-in?
    • Move-in costs typically consist of the first month’s rent along with a security deposit equivalent to one month’s rent. 

 

  • How can I renew my lease?
    • We start with a 12-month lease term, followed by a month-to-month arrangement under the same terms as your original lease. If you’re looking to discuss adjustments or create a new lease that better suits your needs, we’ll work with you to ensure you’re comfortable with the terms of your living arrangements.

 

  • When do I need to inform you before moving out?
    • You have the option to terminate this lease with a 30 or 60-day notice, which can be communicated via acknowledged email or written notice. Once notice is given, you agree to allow us to show the apartment to prospective tenants as required.

 

  • How do you handle security deposits, and when can I expect mine to be returned after move-out?
    • You can expect your security deposit to be returned within 21 days after you move out and return the keys. We can issue the refund via check or bank transfer—just let us know your preference and provide your new address or bank details.

 

  • Do you allow pets in your rental properties?
    • Not all of our properties accommodate pets. We’re available to facilitate discussions, or negotiations with property owners if a property does not appear to meet your needs. Our main priority is to help you find a home that is a good match.

 

  • If I need to report a noise complaint or disturbance, what steps should I take?
    • For any noise-related issues during San Francisco’s quiet hours (10 PM to 7 AM), we recommend reporting them to the City. You can contact the SF Police non-emergency line at (415) 553-0123. If the situation persists, we are committed to working together to find a resolution.
