We will respond to you and your Tenants when something needs repair or replacement on your property. We work with trusted professionals who can arrive on site, or we can work with your existing vendors. You only pay for the cost of the work, no unnecessary fees are added.

Accounting

Included in the base management fee, we provide monthly reports of the income and expenses on your property as well as a year end profit and loss statement.

Rent Increases

We can maximize your return by staying on schedule with allowable rent increases. We will make sure all increases have been applied, calculations are correct, and your tenants have been notified in accordance with state and local rental laws.

Leasing

Finding a new tenant for your property is a challenge in and of itself. We can take care of the process from start to finish, ensuring that a qualified tenant fills your vacancy. Leasing includes helping prepare the property, professional photographs, advertising, showings, screening applicants, and finally executing the lease.

Additional Services

Evictions: Bad tenants can hurt your property value and income. We can help you take the correct steps to remove a troublesome tenant and get your property back on track.

Larger Projects: Need help with capital improvements like replacing a roof, remodels, or seismic upgrades? We can oversee the project and ensure it’s completed correctly.

Passthroughs: Is your mandatory seismic retrofit complete? We can file a petition with the Rent Board so that the costs can be passed along to your tenants.
